Keep Your Home Maintained All Year

While it seemed like it would never come, spring has finally arrived! Now it’s time for spring cleaning and making sure your home is maintained year-round. As a homeowner, there are many things you must do to keep your home in tip-top shape. Just like a car, your home needs regular maintenance to ensure it looks and is running its best. When your Lake of the Ozarks home is well maintained, it could also keep you from dealing with any bigger issues, as you can catch problems early on before they become an issue. Mission Bay has created a list of home maintenance tips to help you keep your Lakefront home at the Lake of the Ozarks in peak condition.


Spring Maintenance


Clean out gutters. During the fall and winter, leaves and other debris have likely accumulated in the gutters. It's best to clear the gutters now before the summer storms, so your home has proper drainage.

Inspect the exterior of your home. Check the condition of the paint or if there is any damage to your siding from winter. Take a close look at the entire exterior and make any repairs as needed. This is also a good time to check the condition of the foundation and look for any cracks.

Get your AC unit serviced. Have your AC unit serviced in the spring to ensure it's in proper working condition before you need it in the summer.

Repair and replace damaged window screens. Make sure bugs don't have easy access to your home by repairing or replacing any window screens that are damaged.

Clear away dead plants and shrubs from the yard.  Take a look at your plants, shrubs, and trees and clear away any parts of them that are dead. For trees, if dead branches are left unattended, they can fall, which could cause property damage and potential injury. It's best to trim plants before the leaves come out, as it's easy to see the condition of the branches while they're bare.

Monthly Maintenance


Inspect or replace HVAC filters.  It's best to check your air filters once a month and replace as necessary. The air filters for your HVAC system are an important aspect of making sure your furnace and AC are running efficiently. If you have pets or children, you may need to replace your filters more often.

Clean garbage disposal. If your home has a garbage disposal, you will want to clean this once a month to avoid pests, such as fruit flies, from invading your kitchen. It will also help to avoid gunk buildup that could make your kitchen sink start to smell. Many cleaners that you can buy at the store also perform double duty and help sharpen the blade of your garbage disposal.

Inspect the fire extinguisher(s). It's best to have a fire extinguisher (or two) in your home in case of a fire. It's best to have one in close proximity to the kitchen, laundry room or any other place that has a source of heat that could catch fire. The inspection process for your fire extinguisher doesn't take a lot of work, but it could help you avoid a fire disaster in your home. Ensure that the extinguisher is not being blocked by anything, the gauge shows adequate pressure and, finally, make sure there are no visible signs of wear and tear.


Bi-Annually


Test the smoke and carbon monoxide detectors. It's best to check the smoke alarms as well as the carbon monoxide alarms in your home quarterly to ensure they are in proper working condition. Test your alarms to check and make sure the batteries are fully charged and change them if necessary. If the alarm is still not working after replacing the battery, it may be time for a new alarm.

Give your home a deep clean. While you should be vacuuming, sweeping, mopping, cleaning the counters, and dusting on a regular basis, it's a good idea to give your home a proper deep clean at least twice a year. This includes cleaning the appliances, windows, dusting every nook and cranny, etc. Keeping these things clean and not letting dirt, grime, dust build up over years and years will help keep your home in tip-top shape.

Do a once over on your home. Do a walk around your home and ensure everything is looking like it should. Check the pipes, faucets, and toilets and ensure there are no drips or leaks. Look outside your home and check the condition of the roof for damaged shingles or water intrusion near the windows and doors. While you're outside, cut back trees and shrubs from the house walls, roof, and AC unit.

Visit Lake of the Ozarks this St. Patrick's Day!

It’s almost that time! Grab your green and head on over to the Lake of the Ozarks for a weekend full of St. Patrick's Day fun! The Lake will be hoppin' both on and off the water this weekend. From the annual parades to live entertainment and food & drink specials at various bars and restaurants, the Lake of the Ozarks is the place to celebrate this weekend! Mission Bay has the details on the Lake's favorite St. Patrick's Day events:


St. Patrick's Water Parade 


Date: March 17th, 2018
Time: 8:00 am – 4:00 pm
Where: Captain Ron’s Bar & Grill

Sunrise Beach, MO 65049

The 26th Annual St. Patrick’s Day Water Parade will take place Saturday, March 17.  The parade is a fun day trip on the water and a perfect way to kick off the Spring boating season! This year's route will begin and end at Captain Ron's (34.5 Mile Marker) in Sunrise Beach. Decorate your boat and join the fleet or take a cruise on the Tropic Island or Celebration cruise yachts ($25).  Optional breakfast buffet beginning at 8 am. Boats board at 9:30 am and depart at 10 am.

Lake Ozark St. Patrick's Day Parade 


Date: March 17th, 2018
Time: 1:00 pm

St. Patrick's Day is just around corner and what better way to spend the day than a parade! The Lake of the Ozarks St. Patrick's Day Parade will take place on March 17th, at 1:00 pm on the historic Bagnell Dam Strip at Lake of the Ozarks Missouri. Deck the whole family out in green, grab the lawn chairs and head out to Bagnell Dam Strip for an afternoon of family fun watching the various floats, cars, motorcycles and yes even boats as they make trip along the Strip. And who knows you might even score some candy! Many of the local restaurants along the strip will be offering specials and corned beef and cabbage feasts.


St. Patrick's Short Bus Shuffle


Date: March 17th, 2018
Time: 4:00pm – 2:00 am
Where: Multiple Venues | Sunrise Beach

The 8th Annual Short Bus Shuffle on the West side of the Lake is a great way to celebrate St. Patrick’s Day, whether you’re Irish or not. Their safe shuttles will begin running at 4:00 pm on Saturday. Each stop will have live entertainment, drink specials and St. Patrick’s Day festivities. $10 wristband to ride shuttles are available at all locations. Souvenir shirts are also available. Hub location is Captain Ron’s.

Whether you're Irish or not, visitors to Lake of the Ozarks can get a head start on St. Patrick's Day at the 8th Annual St. Patrick's Day Short Bus Shuffle. Ten restaurants and bars will offer live entertainment and St. Patrick's Day food and drink specials. In addition, six West Side lodging establishments will have special rate for shufflers who make reservations in advance. Buses will begin at 4 pm and just $5 gets you a wrist band to participate!

St. Patrick’s Day Party Concert

Wineries Around The Lake

When you live at Mission Bay, you don't need to go far to experience fine wine in an elegant and serene setting. According to Wines and Vines, Missouri has 149 wineries and is ranked as the 11th state with the most wineries. Seven Springs Winery - located at 846 Winery Hills Estates in Linn Creek.  The Winery and Vineyard sits atop 160 acres of rolling Missouri foothills between Camdenton and Osage Beach, less than a 10-minute drive from either location. The covered porch and patio area are ideal for enjoying a glass of wine and admiring the beautiful views.  You can also enjoy live music every Saturday and Sunday. The venue has high ceilings with a rustic feeling and wine barrels to enhance the ambiance. Tours will be provided.

Shawnee Bluff Winery - located at 2430 Bagnell Dam Blvd. in Lake Ozark. Shawnee Bluff Winery offers wine by the bottle, glass and tastings in a beautiful setting with gorgeous views of the Lake of the Ozarks. Situated atop the bluff with a 14-mile panoramic view of Lake of the Ozarks it is truly a picturesque setting.

Sugarloaf Vineyard - located at 66 Feline Lane in Camdenton, off of Hwy 54. The Vineyard is an outdoor venue with wine tasting, music, BBQ, Pizza, Cheeses. With 7 types of wine and draft beer, you can eat and drink in the outdoor tasting pavilion or enjoy at our waterfront picnic grounds and watch the boating activity on the Lake of the Ozarks.
