Keep Your Home Maintained All Year

While it seemed like it would never come, spring has finally arrived! Now it’s time for spring cleaning and making sure your home is maintained year-round. As a homeowner, there are many things you must do to keep your home in tip-top shape. Just like a car, your home needs regular maintenance to ensure it looks and is running its best. When your Lake of the Ozarks home is well maintained, it could also keep you from dealing with any bigger issues, as you can catch problems early on before they become an issue. Mission Bay has created a list of home maintenance tips to help you keep your Lakefront home at the Lake of the Ozarks in peak condition.

Spring Maintenance

Clean out gutters. During the fall and winter, leaves and other debris have likely accumulated in the gutters. It's best to clear the gutters now before the summer storms, so your home has proper drainage.

Inspect the exterior of your home. Check the condition of the paint or if there is any damage to your siding from winter. Take a close look at the entire exterior and make any repairs as needed. This is also a good time to check the condition of the foundation and look for any cracks.

Get your AC unit serviced. Have your AC unit serviced in the spring to ensure it's in proper working condition before you need it in the summer.

Repair and replace damaged window screens. Make sure bugs don't have easy access to your home by repairing or replacing any window screens that are damaged.

Clear away dead plants and shrubs from the yard.  Take a look at your plants, shrubs, and trees and clear away any parts of them that are dead. For trees, if dead branches are left unattended, they can fall, which could cause property damage and potential injury. It's best to trim plants before the leaves come out, as it's easy to see the condition of the branches while they're bare.

Monthly Maintenance

Inspect or replace HVAC filters.  It's best to check your air filters once a month and replace as necessary. The air filters for your HVAC system are an important aspect of making sure your furnace and AC are running efficiently. If you have pets or children, you may need to replace your filters more often.

Clean garbage disposal. If your home has a garbage disposal, you will want to clean this once a month to avoid pests, such as fruit flies, from invading your kitchen. It will also help to avoid gunk buildup that could make your kitchen sink start to smell. Many cleaners that you can buy at the store also perform double duty and help sharpen the blade of your garbage disposal.

Inspect the fire extinguisher(s). It's best to have a fire extinguisher (or two) in your home in case of a fire. It's best to have one in close proximity to the kitchen, laundry room or any other place that has a source of heat that could catch fire. The inspection process for your fire extinguisher doesn't take a lot of work, but it could help you avoid a fire disaster in your home. Ensure that the extinguisher is not being blocked by anything, the gauge shows adequate pressure and, finally, make sure there are no visible signs of wear and tear.

Bi-Annually

Test the smoke and carbon monoxide detectors. It's best to check the smoke alarms as well as the carbon monoxide alarms in your home quarterly to ensure they are in proper working condition. Test your alarms to check and make sure the batteries are fully charged and change them if necessary. If the alarm is still not working after replacing the battery, it may be time for a new alarm.

Give your home a deep clean. While you should be vacuuming, sweeping, mopping, cleaning the counters, and dusting on a regular basis, it's a good idea to give your home a proper deep clean at least twice a year. This includes cleaning the appliances, windows, dusting every nook and cranny, etc. Keeping these things clean and not letting dirt, grime, dust build up over years and years will help keep your home in tip-top shape.

Do a once over on your home. Do a walk around your home and ensure everything is looking like it should. Check the pipes, faucets, and toilets and ensure there are no drips or leaks. Look outside your home and check the condition of the roof for damaged shingles or water intrusion near the windows and doors. While you're outside, cut back trees and shrubs from the house walls, roof, and AC unit.

Holiday Decorating Tips

Decorating your home for the holidays is one of the most common and fun traditions. It’s a way to get the whole family involved and spend some quality time together. Each year, Christmas and holiday decorations hit the shelves earlier and earlier. While Christmas decorations add a festive and fun touch to your luxury waterfront home at the Lake of the Ozarks, there are a few tips to keep in mind. Holiday lights and electrical decorations can increase the risk of fires and electrical injuries if not used safely. Mission Bay has a few holiday decorating safety tips to keep you and your family safe this holiday season.

A Real Christmas Tree

If you plan on purchasing a live Christmas tree this year, be sure to check for freshness. A fresh tree is less of a fire hazard. Fresh trees are a deep green and the needles are hard to pull from the branches. The trunk of the tree will also be sticky with resin. Once your tree is home and decorated, it’s extremely important to make sure you water your tree on a regular basis. This will help keep the tree from dying and drying out. This also helps lower the fire hazard.

Christmas Tree Decorations

If you have small children or pets at home, you should pay close attention to the placement of your ornaments. If you place ornaments near the bottom of the tree, make sure they aren’t breakable and that they are nontoxic. You should also consider replacing metal hooks with ribbon or string to prevent any potential injuries. Make sure you evenly space out decorations so that both sides are weighted evenly. Too much weight on one side could cause the tree to tip over.

Using the Fireplace

It’s important to have your fireplace and wood stove inspected annually. You should also hire a professional chimney sweep to clean it. You should never throw wrapping paper into a fire because it can ignite quickly and burn more than you might expect. You should also be careful when using “fire salts” that change the color of the flame. They can be extremely dangerous and poisonous if ingested.

Lawn Decorations

If you have any blow-up lawn decorations, it’s important to make sure that they are properly secured to the ground. They can easily blow away and wreak havoc if you’re not careful. You should always turn the fan blower off when it’s windy, when you’re not going to be home for a long period of time, or when you head to bed. You should also make sure these decorations are kept away from any outdoor lighting.

Extension Cord Use

When using an extension cord, make sure to select a cord that is long enough so you don’t need to string several together. Extension cords should not be placed in high traffic areas or under rugs or furniture. You should also make sure that the extension cord is properly rated for its intended use; whether that’s indoor or outdoor.

Fall Charity Events at the Lake of the Ozarks

Lake of the Ozarks is not only a great place to vacation, it’s a great place to live and Mission Bay is a great year-round community. Walk to End Alzheimer's - Saturday, October 7

Held annually in more than 600 communities nationwide, the Alzheimer's Association Walk to End Alzheimer’s is the world’s largest event to raise awareness and funds for Alzheimer’s care, support and research. This inspiring event calls on participants of all ages and abilities to join the fight against the disease! When you participate in Walk, your fundraising dollars fuel our mission, and your participation in the event helps to change the level of Alzheimer’s awareness in your community. The Alzheimer’s Association provides free, easy-to-use tools and staff support to help participants reach their fundraising goal. While there is no fee to register, we encourage participants to fundraise in order to contribute to the cause and raise awareness.

41^st Annual Hospital Ball - Saturday, October 7

Join the Lake Regional Hospital Auxiliary at the 41st Annual Ball for an evening of dinner, dancing, and entertainment. The festivities will begin at 6 p.m. with a cocktail hour, followed by dinner and dancing. Flashback KC, an energetic eight-piece band with a three-piece horn section and outstanding vocalists, will provide the entertainment, and dinner will be a four-course gourmet meal.

During the past 41 years, this event has raised more than $2 million for Lake Regional Health System, benefiting the Cancer Center, Cardiac Catheterization Lab, the Emergency Department, the Family Birth Center, Surgery and more. 

Crush Pancreatic Cancer 5k Fun Run/Walk – Saturday, October 14

Join us as we raise money for the Lustgarten Foundation for Pancreatic Cancer Research. Fun Run/Walk Registration at 9 am. Walk Begins at 10 am.

Citizens Against Domestic Violence Brunch - Tuesday, October 17 

The 16th annual Citizens Against Domestic Violence Brunch will be held October 17, 2017, from 11:00 am - 1:00 pm at The Lodge of Four Seasons Campana Hall in Lake Ozark. The theme this year is “Favorite Sports Team.” Tickets and sponsorship opportunities are available. 

Last year, about 400 people attended the event which includes a buffet of what the best Lake-area restaurants have to offer. Each year, table sponsors go all out to decorate tables according to the theme. The program includes victim testimonials and information about how CADV helps victims in the Lake of the Ozarks community. Mike Clayton, of Mike & Stacy in The Morning on Mix 92.7, will EMCEE the event. 

8th Annual Totes for TaTa’s Event - Tuesday, October 24

Live and Silent auction of new and gently used purses, wallets and totes. $20 admission includes a drink ticket, heavy hors-d'oeuvres and door prize entry. All proceeds benefit the Lake Regional Cancer Center HOPE Program, helping local patients. A breast cancer survivor video, live music is also provided by Sax on the Beach and Byant Auction will be handling the live auction festivities.

Grand Opening of a New Aquatic Trail at the Lake of the Ozarks

Mission Bay residents have access to numerous hiking trails in the area, and now people living in the best waterfront homes at the Lake of the Ozarks can enjoy a new water trail as well.  Ha Ha Tonka State Park and the Lake of the Ozarks Watershed Alliance (LOWA) have joined forces to throw a grand opening celebration for the new Big Niangua River Trail.

Ha Ha Tonka Spring

This aquatic trail is offered to encourage people to see the beauty and fun that they can experience on our Missouri waterways.  Interesting natural, historical, and geological spots can be seen all along the water trail.  

Everyone is invited to attend the celebration on August 8.  Jefferson City's Missouri State Park officials will have kayaks available for public use.  Free paddling lessons and lunch will be a part of this fun outdoor event.  Maps of the trail featuring exciting points of interest along it will be available at Ha Ha Tonka, and should soon be downloadable on the LOWA website. 

There are various lengths sectioned out to experience this trail, along which you will experience many points of interest clearly marked by signs sponsored by Ameren Missouri.  Whether you want to make an entire day of it, or just spend a couple of hours, there is an option for you.

Float Choices:

• 13.3 miles  -  Whistle Bridge to Ha Ha Tonka State Park
•  9.3 miles  -   Mother Nature's Wild Side to Ha Ha Tonka
•  6.2 miles  -   Casa de Loco to Ha Ha Tonka

Points of Interest:

• Ha Ha Tonka State Park
• Two spring-fed creeks - Spencer Creek and Bank Branch -  where in the 1800s a gang of counterfeiters hid out.
• Sugarloaf Vineyard, offering wine tasting, kayak and paddle boat rentals and a shuttle service.
• Onyx Cave, where onyx was mined in the late 20th century. Paddlers can actually float into the cave.
• A wetland area featuring specialized plants and opportunities to view herons, osprey ducks and geese as well as other aquatic life such as turtles, carp and gar.
• 3,700 acres of managed woodlands park landscape
• Rooffener Tie Chute, a natural site where logs were slid down a hill into the river on their way to market.
• The Lake of the Ozarks and Big Niangua River boundary
• Slough area, a smaller alternate channel for the river to follow.
• Roger Ford, a wide shallow section to cross or “ford” to the other side of the river, named after a family that settled in the area in the 1840’s.
• Tie bank and wetland area. At this site railroad ties were launched into the river on their way to the market.
• Gauge House, where an old gauge tower was decommissioned in 1969.
• Power House, constructed in 1929 by Show-Me Power Electric Cooperative.
• Mother Nature’s Riverfront Retreat – Wild Side Access, offering a takeout for float trips, parking, canoe/kayak rental and camping.
• Flat Rock Hole, a good place to find bass and an occasional walleye.
• Nettle Hole a deep, slow pool that might just be the home of lunker bass, catfish or walleye.
• Mother Nature’s Riverfront Retreat – Family Access, offering a boat ramp, a beach for picnicking, floating, fishing, rentals, shuttles, showers and lodging.
• Whistle Bridge, a low water crossing.

LOWA hosts free Kayak Meet-Ups the 2nd Saturday of each month.  These begin at 8:30 am at the LOWA Kayak Launch Rip Rap Demonstration site at Ha Ha Tonka Spring.  The LOWA Paddlers will be at the celebration to offer their experience and assistance to anyone that is interested in learning more about kayaking at the Lake of the Ozarks.
