7 Tips to Get Your Home Ready for the Fall Season

Now that the excitement of summer is starting to die down, it's time to start preparing for fall. The leaves will start changing and along with them the weather. As with any change of seasons, now is a great time to catch up on some home maintenance. Here are 7 tips for getting your Lake of the Ozarks home ready for fall:

1. Clean Out the Gutters. 


While the leaves haven't piled up yet, there are still other types of debris that could have collected in your gutters throughout the summer months. Now is the time to clear them out and examine for any damage to the downspouts or any loose pieces. Once the leaves start falling, you'll want to keep an eye on them to make sure they're not full of leaves when the snow starts coming down.

2. Change Your Filters. 


It's important to change your air filters regularly, but it's one of those things that's easy to forget. The season change is a great reminder to replace it. Clean air filters will keep your family healthier in the fall months. You might also consider calling an HVAC company to come take a look at your heating system before the temperature drops. You don't want to get stuck with no heat on a cold night.

3. Check Windows and Doors for Drafts. 


The majority of lost heat during the cooler months comes from open spaces around the windows and doors. Take a walk through your home and open the windows to ensure the seal and caulking is in good condition. You also might consider adding heavier curtains to help trap that heat in.

4. Fix Leaky Faucets. 


If you have any leaks, you'll want to be sure and get them fixed before the temperature starts dropping. You don't want to end up with a busted pipe this winter. Plus it's a lot cheaper to fix a leak now than clean up after a bigger issue later.

5. Take Care of Your Yard. 

If you want to prevent spring weeds and winter lawn damage, you'll want to put down some fertilizer before the ground starts to freeze. If you have an irrigation system installed, you might want to have a professional come take a look at it to fix any broken heads. Be sure to also drain water out of garden hoses and cap off the exterior spigots.

6. Prepare Your Fireplace. 


If you have a fireplace, now is the time to get it ready to use. You'll want to discard any old ashes and check the damper handle and springs to ensure the flue is operating correctly. You might consider hiring a professional chimney sweep if needed.

7. Clean and Put Away Outdoor Furniture. 


While you may want to save this for later into the season, you want to make sure to store your outdoor furniture before the snow starts falling. Be sure that you clean it up before you put it away though; you don't want to be dragging out dirty furniture in the Spring and ruin all your excitement.

2015 Lake of the Ozarks Shootout Events

One of the Lake area's favorite events is happening this weekend - the 27th Annual Lake of the Ozarks Shootout!  You don't have to wait until the races to join in on the fun though.  There are all kinds of exciting events going on every day until the first boat takes off.  The best luxury waterfront homes at the Lake of the Ozarks has some of the important details for you in our blog today.      

The Lake of the Ozarks Shootout is expected to bring in over 75,000 race fans to the area.  It has been going on since 1988, and grows each and every year.  Many local charities and fire departments benefit from money raised from this annual event.  In the past six years alone it has raised over $437,00.  Here is a list of what is going on all week.

MONDAY, AUG. 24


The Great Shootout Treasure Hunt

6 pm - 7 pm:  treasure hunt

For a $20 ticket, you can dig for buried treasure on the beach.  This particular activity benefits the Kids Harbor Advocacy Center.

4 Tips To Keep Your Home Looking Like New

You don't have to live in a house for very long before it starts showing wear and tear if you don't take good care of it.  If you just get into the habit of doing a few simple things, you can keep your beautiful home looking like you just bought it.  Our luxury lake view homes at the Lake of the Ozarks start out looking amazing, and the following tips will help you to keep yours that way.    


Keep the yard tidy.

Curb appeal is one of the most attractive parts of a new home.  It's definitely the first impression that someone gets about your house.  You don't have to spend a fortune completely redoing the landscaping.  The simple act of keeping the grass cut and weeds pulled can keep your place looking its best.  Don't forget to look up, too.  Trees need to be trimmed often to keep them looking neat.    


Don't postpone routine maintenance.

Your home can keep running like new if you make sure to keep it well maintained. Replace filters and test smoke detectors.  Clean out gutters and inspect the outside for damage.  Keeping a home folder with a calendar listing all of the tasks to be taken care of by season is a great way to stay on top of this.    

Protect the floors.

Rough-looking floors can really age a house.  Take care to clean up spills on carpets or rugs immediately before they can set in.  If you have hardwood floors, make sure that any furniture placed on it has the proper protection so that it won't scratch up your floor when moved around.

A Fun Afternoon Out of the Summer Heat - Bridal Cave

It's Summer and you want to get out and enjoy it, but some days in August are just too hot to handle being outdoors.  A great alternative is to visit Bridal Cave Thunder Mountain Park.  You can explore nature while enjoying the refreshing 60 degree temperature inside the cave.  Our wonderful waterfront development at the Lake of the Ozarks is only minutes away from this exciting adventure.

Guided tours leave every few minutes during park hours and last about an hour.  Park interpreters will tell the historic tales and legends that go along with this Lake of the Ozarks attraction.

A Nautical Feel For Your Lake Side Home

Once you own your luxury waterfront home at the Lake of the Ozarks, you have to decide what you are going to do with the inside of it.  A very popular theme when you live near a lake is nautical.  Seashells, sailboats, anchors... There are lots of things that make you think "lake" that look very nice placed decoratively around the house.


The view outside the window of your Mission Bay home is like a beautiful portrait of the lake hanging on your wall.  That's practically decoration enough, but if you would like to further the "lake" theme in your own house, here are a few ideas to work with.

Boats






Trying to decorate with a nautical theme and not including a boat somewhere in there is just silly.  It doesn't even have to be the entire boat.  Lots of different parts of the boat can be used.  Curtains made out of sails would be a nice touch in a lake house.  An old wooden ship's wheel hanging on the wall is really cool.  Add a few throw pillows with anchors printed on them to the couch.

Rope

Rope is very versatile as a decorative element.  It can be wrapped around anything - the base of a candle, a mason jar, a metal trash can, even a flower pot.  Bits of rope can be used as tie backs for curtains.  It can be added to picture frames too.  Floor rugs made out of rope look great with this theme and they can stand up to a lot of traffic.  

Shells

These come in small, medium, and large sizes.  They can be placed pretty much anyplace and lake side whimsy is automatically added to the room.  It can be a fun hobby to keep an eye out for unique shells and rocks to add to your collection whenever you are out.  They can be used as accent pieces, grouped with candles for a centerpiece, or smaller ones can even be displayed in a shadow box on the wall.          



Sand

Sand is excellent in the bottom of large candle holders.  Special frames are made to display sand from trips around photographs.  It also looks pretty in a large bowl with candles, shells, rocks, etc... placed in it.  


Signs

Wooden signs with catchy sayings add a wonderful touch to any lake house.  You can find them at most gift stores or get some old pieces of wood and stencil your own. Here are a few good ones.


"Work like a captain, play like a pirate."
"What happens at the lake house, stays at the lake house."
"Life is better in flip flops."
"Home is where the anchor drops."
"Mermaids welcome."


Nautical is just one of a countless number of ways that you can decorate your waterfront home at the Lake of the Ozarks.  It's casual with a fun, relaxing feel to it. Perfect for escaping and feeling like you are on vacation while you are at home.
