Make Your Lake House Feel Like Home

There are many great benefits to owning a home at the Lake of the Ozarks. A luxury Lake of the Ozarks home can offer you and your family the space you need to spread out and relax during your vacation. Unlike staying at a hotel, you have the additional privacy, multiple bedrooms and a full-size kitchen. With all these benefits, you will want to spend as much time as possible in your Lake of the Ozarks home, so you want it to feel like home. Check out these ideas to make your Lake home feel nice and homey.

Comfortable Bedding

There's nothing better than climbing into bed after a long day. Bring that feeling along with you to the Lake by making up your bed with a comforter or quilt you love. Bringing your own pillow from home could also help make your vacation home a little cozier. Plus, it could come in handy on the car ride down too!

A Touch Of Decor

Just because it isn't your permanent place of residence, it doesn't mean you can't bring a little bit of home with you. Adding family pictures around your second home at the Lake of the Ozarks can make it feel more like home. In addition, placing a  bouquet of fresh flowers around the house can instantly brighten up your Lake home.

Add Pops Of Colors

While you may want your vacation house to feel more like home, you may want it to feel like your actual home. If you add some unexpected color to your Lake of the Ozarks second home, it could be a welcomed change. You can use a color scheme or theme to make your vacation home feel fun and refreshing. Throw a bright pillow or blanket on the couch to add color and comfort to the room. You want your vacation home to be a restful and relaxing environment, and a change in color could do just that!
Unpack Right Away

Nobody likes living out of suitcases. The advantage of owning a home at the Lake of the Ozarks is that it will have a place for you to store your clothing. Go ahead and unpack right away and make yourself at home. Plus, it will make it much easier to grab what you need without having to rummage through your luggage.

Bring Your Everyday Items

If you have a favorite gadget or other household items that you use every day, make sure you stock your Lake house with those items or bring them with you. If you prefer to have a smoothie for breakfast every day, make sure your Lake home has a blender to make it feel like you're at home. Don't deprive yourself of your favorite items just because you're on vacation.

Hopefully, with these tips, you can make your Lake of the Ozarks vacation house feel like home. It's easy to make your second house feel more comfortable and enjoyable, especially when you live in a luxury Lake of the Ozarks residential development. Why We Love Year-Round Living At The Lake Of The Ozarks!

Although the Lake of the Ozarks is a great place to vacation, it's also a wonderful place to live year round. From the community involvement to the beautiful views, there are many reasons to live at the Lake of the Ozarks full-time. Here are a few of our favorite reasons why you should consider full-time Lake of the Ozarks living.

Beautiful Views Every Season

At the Lake of the Ozarks, we get to enjoy all four seasons with the beautiful views of the Lake! Spring and Fall are full of beautiful views with the changing leaves and the blooming flowers. Summer brings a new life to the area with those enjoying all the fun to be had on the water. There is definitely a reason why USA Today named the Lake of the Ozarks the #1 best recreational lake in the United States! During the "off-season", things slow down, but there are still many fun events throughout the season. However, the changing leaves and snow make for beautiful Lake views. No matter the season, you will love living at the Lake of the Ozarks, especially when you get to enjoy the beautiful views!

Great Schools

If you have kids, you will love to learn about how great our school districts are! We have amazing teachers that truly invest and care about their students. The Lake area is home to four high schools that have graduating senior classes with ACT scores consistently above the state, and even, national averages, according to loredc.com. The area also has two technical career centers, a four-year liberal arts college extension campus, and a satellite community college. These institutions work closely with community businesses to provide needed training for the area's workforce.

Centrally Located

The Lake of the Ozarks is a great place to live full-time, as it's centrally located. The Lake of the Ozarks is not only in the middle of Missouri but its also in the middle of the United States. Big city amenities are just a short drive away! The Lake area is about a 3-hour drive from Kansas City and St. Louis, and just a couple hours from Springfield. Although you may not want to live in the city, you can enjoy a day trip or weekend getaway to these areas when you live at the Lake of the Ozarks.

Busy Lake to Private Oasis

Because the Lake of the Ozarks is a popular vacation destination, there are fun Lake events all summer long. From Aquapalooza at Dog Days to Lake of the Ozarks Shootout at Captain Ron's, when you live at the Lake of the Ozarks, you don't have to plan a trip to enjoy these fun events. While the summer season can be a bit busy, during the "off-season," you'll feel like your living on your own private Lake. In addition, you get to enjoy all the great amenities of a tourist town. From our amazing outlet mall to our great state parks, there's not a lack of entertainment at the Lake of the Ozarks.

Keep Your Home Maintained With These Simple Tips

As a homeowner, there are many things you must do to keep your home in tip-top shape. Just like a car, your home needs regular maintenance to ensure it looks and is running its best. When your Lake of the Ozarks home is well maintained, it could also keep you from dealing with big issues, as you can catch problems early on before they become an issue. Mission Bay has created a list of home maintenance tips to help you keep your Lakefront home at the Lake of the Ozarks in peak condition.

Monthly Maintenance

- Inspect or replace HVAC filters.  It's best to check your air filters once a month and replace as necessary. The air filters for your HVAC system are an important aspect in making sure your furnace and AC are running efficiently. If you have pets or children, you may need to replace your filters more often.

- Clean garbage disposal. If your home has a garbage disposal, you will want to clean this once a month to avoid pests, such as fruit flys, from invading your kitchen. In addition, it will also help with avoiding gunk buildup that could make your kitchen sink start to smell. Many cleaners that you can buy at the store also perform double duty and help sharpen the blade of your garbage disposal.

- Inspect the fire extinguisher(s). It's best to have a fire extinguisher (or two) in your home in case of a fire. It's best to have one in close proximity to the kitchen, laundry room or any other place that has a source of heat that could catch fire. The inspection process for your fire extinguisher doesn't take a lot of work, but it could help you avoid a fire disaster in your home. Ensure that the extinguisher is not being blocked by anything, the gauge shows adequate pressure and, finally, make sure there are no visible signs of wear and tear.

Bi-Annually

- Test the smoke/carbon monoxide detectors. It's best to check the smoke alarms as well as the carbon monoxide alarms in your home quarterly to ensure they are in proper working conditions. Test your alarms to check to make sure the batteries are fully charged and change if necessary. If the alarm is still not working after replacing the battery, it may be time for a new alarm.

- Give your home a deep clean. While you should be vacuuming, sweeping, mopping, cleaning the counters, dusting on a regular basis, it's a good idea to give your home a proper deep clean at least twice a year. This including cleaning the appliances, windows, dusting every nook and cranny, etc. Keeping these things clean and not letting dirt, grime, dust build up over years and years will help keep your home in tip-top shape.

- Do a once over on your home. Do a walk around your home and ensure everything is looking ok. Check the pipes, faucets and toilets and ensure there are no drips or leaks. Look outside your home and check the condition of the roof for damaged shingles or water intrusion near the windows and doors. While you're outside, cut back trees and shrubs from the house walls, roof and AC unit.

Spring Maintenance

- Clean out gutters. During the fall and winter, leaves and other debris have likely accumulated in the gutters. It's best to clear the gutters now before the summer storms, so your home has proper drainage.

- Inspect the exterior of your home. Check the condition of the paint or if there are any damage to your siding from winter. Take a close look around the entire exterior and make any repairs ass needed. This is also a good time to check the condition of the foundation and look for any cracks.

- Get AC unit serviced. Have your AC unit serviced in the spring to ensure it's in proper working condition before you need it in the summer.

- Repair/replace damaged window screens. Make sure bugs don't have an easy access to your home by repairing or replacing any window screens that are damaged.

- Clear away dead plants/shrubs from the yard.  Take a look at your plants, shrubs and trees and clear away any parts of them that are dead. For trees, if dead branches are left unattended, they can fall, which could cause property damage and potential injury. It's best to trim plants before the leaves come out, as it's easy to see the condition of the branches while they're bare.
